Kokiri Group Ltd was founded on a simple principle: the North West is one of the most opportunity-rich property markets in the UK, and it rewards investors who back operators with local insight, discipline, and a real track record.
We've spent the last decade building, buying, refurbishing and converting property across Greater Manchester, Merseyside, Lancashire and Cheshire - quietly compounding investor capital while many talked.
Today Kokiri partners with a tight group of angel investors, high-net-worth individuals and family offices on deals that are too small for institutions and too sophisticated for the retail market.

Co-Founder & Investment Director
Steph's combined property portfolio spans multiple businesses with assets exceeding £3.5 million, all invested within the North West of England. She invests across a diverse range of property types to deliver strong cash flow and balanced risk - with a current focus on multi-unit freehold blocks of flats, commercial and mixed-use properties, and large Cheshire flips.
She is co-owner of NUVO Lettings, a specialist agency serving portfolio landlords and active investors across the North West, currently managing a rent roll of circa £1.2 million per annum.
Steph mentors a select group of investors scaling serious portfolios and is a recognised voice in the industry - regularly featured in property publications and invited to speak on podcasts and at seminars on market trends and investment strategy. Her core expertise is deal analysis and sweating every pound of capital out of an asset.
Joe James
Co-Founder & Managing Director
Joe is an entrepreneur and investor with a track record of building successful businesses from the ground up. As Co-Founder of Kokiri Group Ltd, he combines a background in art and design with property development to create unique, high-quality living spaces.
He founded The Dice Guys, a board game company that scaled to a six-figure annual turnover with customers including Dwayne Johnson and Gordon Ramsay - a venture that highlights his ability to scale niche businesses effectively.
Now an active property investor, Joe is focused on helping others achieve their financial goals while building meaningful, lasting impact through everything Kokiri delivers.
